Long Term Rentals (one-year, unfurnished leases)
What will my apartment have inside on move in day?
There are appliances in each unit including a refrigerator, stove, heating and air conditioning units, as well as a clothes washer & dryer either inside your unit or located in the building.
Is there heat or air conditioning?
Your apartment comes with either a central air system, or a combination of radiators and window air conditioners.
What does my rent include? What doesn’t it include?
Your rent covers the lease for the month forward of the due date. It covers the cost of water. Sometimes the cost of gas is included with your rent. Please check the apartment’s listing or consult your lease. Electricity, internet, and cable are never included with cost of rent.
Is there internet?
Apartments are wired for cable television and internet as well as landline telephones and DSL. There are also a number of options, such as 3G, WiMAX, and internet over radio waves. It is resident’s responsibility to register and pay for an internet account.
What about my pet?
Pets are allowed in certain buildings on a conditional basis, with a fully refundable pet security deposit (typically $200). There is no monthly charge for a pet. Please check the listing for the apartment to see if your building allows pets.
Is there an application fee?
There is a $35 non-refundable application fee required at the time you submit your application payable through PayPal. A credit check and criminal history is done on each applicant. Minors may have qualified guardians co-sign lease.
What if I haven’t established credit yet, or my score is too low?
In the event that your credit score is too low, or credit history is nonexistent, we allow an applicant to move forward with a lease if they have a cosigner, otherwise known as a rent guarantor. The guarantor is a person that agrees to be legally responsible for the apartment, its condition, and the money owed for rent.
How many people can occupy one apartment?
Our general policy is that the number of residents party to the lease cannot exceed the number of bedrooms. Only limited exceptions are made at adjusted rental rates.
Is there a security deposit?
A security deposit in the amount equal to $100 more than one month’s rent is held for the duration of the lease. The entire deposit is due upon signing the lease (the first month’s rent is due on move-in day). Damage to the apartment above and beyond any normal wear and tear will be collected from this deposit, as well as any late rent payments. The entire deposit is fully refundable, assuming the apartment and all appliances are in the same condition on move-out day as they were when you moved in, above and beyond any reasonable wear and tear. If trash is left in the apartment or it’s in need of cleaning, a cleaning fee will be collected. An excessively dirty apartment will incur a higher fee.
Will my rent costs go up?
Your monthly rent price is fixed for the duration of your lease. Should you decide to extend your lease, we reserve the right to increase your rent upon renewal or extension of your agreement. Maryland does not have rent control laws, however the increase will be minimal and is meant to reflect the general rate of inflation.
What are my rights? What are Maryland laws?
We encourage all tenants to be aware of their rights and responsibilities. One good resource we recommend is this website published by the Maryland Attorney General’s Office – Consumer Protection Division.
Short Term Rentals (variable length, furnished apartments)
What’s included in the cost of my rent?
Included in your rent is the apartment, all the furnishings and amenities, all utilities (water, electricity, gas, heat, high-speed internet), and parking if you elect to reserve a parking spot.
What are the furnishings in the apartment?
The furnishings vary by apartment, but typically each apartment has a queen-sized bed, a pull-out sofa, sheets & towels, dining table and chairs, a desk/study, a TV with a set-up internet-streaming device, dishes and utensils, a dishwasher, a coffee machine, clothes washer & dryer (either in the unit or the building), and more.
What are the amenities in the apartment?
The amenities vary by apartment, but on-site or in-unit laundry, nearby off-street parking, high-speed wireless internet, product essentials like shampoo and paper towels, iron and board, variable check-in and check-out times (please coordinate with owner), and more.
Can I set up periodic payments through my employer?
We can accommodate various payment methods. Please consult us when making your reservation.
